Replacing a boiler is one of those jobs that nobody budgets for until the heating packs in mid-January. If you're staring down a quote and wondering whether the numbers are fair, knowing how to read a builder's quote is a good starting point. Here's what a boiler replacement actually costs in 2026 - and where the money goes.

What affects the price

1. Boiler type

A straight combi-to-combi swap is the cheapest scenario. Changing system type adds cost:

Converting from a conventional (gravity-fed) system to a combi is common but requires removing the cold water tank from the loft and the hot water cylinder from the airing cupboard - that's a full day's extra labour. 2. Flue route

If the new boiler goes in the same spot, the existing flue hole usually works. But if you're relocating the boiler - say, from the kitchen to the utility room - a new flue route adds £150–£400.

Condensate drain routing is another one. The boiler produces acidic condensate that must reach a drain. If there's no nearby drain, the installer needs to run pipe externally, which can add £100–£250 and doesn't look great on the front of the house.

3. System upgrades

Older heating systems often need upgrades to work with modern boilers:

Hidden costs that catch people out

The certificate you must have

Making good

Once the boiler is swapped, there's often patching and painting where pipes have been rerouted or where the old boiler left marks on the wall. Some installers include basic making good; many don't. Clarify upfront.

Old boiler disposal

Most installers include disposal in the price, but check. A few will leave the old boiler in your hallway if removal wasn't explicitly quoted.

Extended warranty registration

Many manufacturers offer 10-year warranties - but only if the installer registers the boiler within 30 days. Make sure this is included and get written confirmation. A 5-year vs 10-year warranty difference can be worth £500+ in peace of mind.
